Read the figures properly

Price, value and profit
are different things.

Purchase price

The amount paid for the property, before any separate purchase costs or works.

Estimated sale value

An assessment used when evaluating the opportunity. It is not evidence that a sale at that price has taken place.

Comparable sales

Nearby transactions that provide context. Differences in size, condition, tenure and timing still need to be considered.

Profit

The result after proceeds and all relevant costs are known. Neither example on this page states a realised profit.
